First, look at the exterior of your house, better known as your curb appeal. Inspect the outside of your home from a street view. What do you notice first? What positive characteristics seem to fade into the background?
Knowing this helps us to choose what plan of action we can use to entice buyers from the street and into your home. If your home's exterior isn't up to par with retouched paint and colorful greenery it's time to get those things done. Refer to the Curb Appeal Checklist and add dollars to your house's final selling price.

"Welcome to your new home!"
Could a buyer picture themselves enjoying game night in your living space, reading a good book in your spa tub or getting work done in your home office? I want your house to welcome buyers and offer them a sense of easy living. I'll help you achieve this by suggesting changes that enhance the features of your home.
I'll advise you put in storage pieces that give the impression of clutter. Table and counter tops should be cleared off. Knickknacks, sentimental items, family photos, and refrigerator artwork should get stored away too. I can help you de-clutter your house. Less than inviting or cluttered areas make your home feel less spacious and buyers have a harder time picturing themselves living there.
I'll review every room of your home. I'll note the pieces of furniture that should be removed, rooms that need new paint, rugs needing to get changed, fixtures that could use shining, and any other improvement that can inexpensively be made to positively influence the sale.
Buyers' agents know that their clients want a home that invites them inside. Personal items that could be unsightly should get moved out in order for your property to achieve mass appeal at every showing.

Setting the Stage
At your Open House, we want to engage the buyer's senses.
Dark rooms can really dampen a buyer's spirits, so we'll do things like draw back curtains and reduce shadows where needed to invite the buyer inside. Together we'll enhance the air of the house with enjoyable music playing lightly and ensure a pleasant scent flows throughout your house. We'll incorporate cozy-looking throws, and place pillows on your chairs and bed. We want buyers to feel like your home is their future home.
